This 100 unit residential development for independent seniors consists of two separate 3-story buildings connected by a pedestrian bridge. The siting of the buildings creates two protected coutyards, providing security and outdoor recreational opportunities for the residents. The development also shares the site with three 1-story buildings providing "life service alternatives" for medically fragile individuals with developmental disabilities and ongoing medical needs. The project features traditional court-and-veranda forms of early California, with deep-set shaded windows and overhangs creating strong patterns of light and shadow. Detailing in the form of trellises, roof brackets, and balcony railings echo the Arts and Crafts style of the surrounding community. Tower elements and 2-story corner terminations help to break up the mass of the 3-story structures.
