Substantial renovation of an existing tower residence for seniors and a single story administrative building. A new, 2-story community building for seniors was designed to replace the existing administration building and provides an outdoor terrace, a larger, more illuminated dining hall/solarium, kitchen, multi-purpose/computer room, exercise room, TV lounge, expanded office and supportive services spaces, more on-site parking, and an entry drop-off area. Residential tower improvements included recladding and insulating the buildings, replacing windows and roofs, interior repairs and replacements, and life safety upgrades. The architectural solution to the renovation included the use of innovative Carbon Fiber-Wrap Technology to increase the shear value of the existing shear walls, inside and out, with a cost savings for the Client of approximately 1/4 of a million dollars.
